Yes. Foreigners can buy apartments, houses and other buildings in Azerbaijan without prior permission or residency. The one restriction is land: a foreign individual cannot own land, but can lease it. Sea Breeze Properties supports foreign buyers from the shortlist to the registration of title.

Owning real estate worth at least 100,000 AZN gives you the right to apply for a temporary residence permit. Property worth 200,000 AZN or more supports a permanent permit after two years on a temporary one. It is not automatic: the property must be registered in the applicant's name in the State Register, and the State Migration Service decides. An off-plan unit only qualifies after handover and registration.

Yes. As well as cash, buyers can use developer instalment plans, mortgages from partner banks, trade-in on selected projects and occasionally the takeover of an existing mortgage. Terms depend on the project and the current campaign, so ask us for today's down payment and term.
