Sea Breeze Complexes Compared: Which One to Choose

The main residential complexes at Sea Breeze side by side: the buildings, the setting, the condition of the units and the buyer each one suits.

Sea Breeze Complexes Compared: Which One to Choose

There is no single "best" complex at Sea Breeze, only the one that best fits your goal. In short: Sky Park for sea views and height; Polo Residences and Park Residences for families who want low-rise buildings around a pool courtyard; Park Lane for a compact investment studio; and the Lighthouse project for a renovated home you can move straight into. Sea Breeze Properties follows the listings in all of these complexes at Sea Breeze, Nardaran, Baku, and builds each shortlist around the buyer's goal.

How to read this comparison

For each complex we give two kinds of information: general facts published by the developer, and real listings from our catalogue. Listing prices are as of the date of writing (September 2026) and can change. Current availability is always in our catalogue.

Lighthouse

Lighthouse is one of the best-known projects at Sea Breeze. The developer hands over Lighthouse 2 apartments unfinished, so buyers can design the interior to their own taste. Residents have a pool and terraces, and the school, kindergarten, aquapark and amusement park are within walking distance.

Our catalogue has several formats across the Lighthouse buildings:

Best for: buyers who want to move in or start renting quickly, and families who want to live at the heart of the infrastructure.

Park Residences

Park Residences is built in several phases. According to the developer, the first phase is five white buildings in a European minimalist style, with apartments from 50 to 160 m² handed over unfinished. Park Residences 2 is ten seven-storey buildings with 1,260 apartments. The main draws are the pool courtyard, parking and playground.

In our catalogue: a 58 m² unfinished studio in Park Residences 1 and a 58 m² apartment in Park Residences 4 sold directly by its owner.

Best for: buyers who want to do their own renovation, and families who want a quiet courtyard.

Park Lane

Park Lane is a four-building complex a few minutes from the sea. The developer describes a large pool, a sports centre, convenient parking, palm trees and walking areas.

In our catalogue Park Lane means compact studios: 40.1 m² with a pool view, 38.7 m² unfinished and 35.5 m². It is one of the most accessible ways to buy into Sea Breeze.

Best for: first-time investors, short-let strategies and holidays for one or two.

Sky Park

Sky Park is four 24-storey high-tech towers, which the developer likens to the business districts of the world's big cities. Its main advantage is the view over the Caspian from the upper floors.

In our catalogue: a 56.7 m² apartment in Sky Park, reduced from $119,070 to $83,300 for a cash purchase.

Best for: buyers who love a sea view and high-rise city living, and investors betting on the view premium.

Polo Residences

According to the developer, Polo Residences is 16 minimalist buildings of 5–7 floors. At the centre is a large pool with a seating area and playground, and the buildings are linked by footpaths and cycle paths. There is a wide choice of formats: studios, two- and three-room apartments and penthouses. The developer has also offered a trade-in programme for Polo Residences.

In our catalogue: a 75 m² two-room apartment in Polo Residences, sold unfinished so you can fit it out to your own taste.

Best for: families who need space, and buyers who prefer low-rise, green surroundings.

Palazzo del Vitta

Our catalogue includes a renovated 70 m² apartment in Palazzo del Vitta. Note that Palazzo del Vitta and Palazzo del Mare are different buildings. Ask us directly for the floor, view and title documents of this unit.
